As I write this, midway through 2024, our collective efforts to clean up our city, pivot drug laws, oversee encampments, and support small businesses are already yielding remarkable results. All things that make living and working in this beautiful city worthwhile. The dedication of those working tirelessly to bring about these improvements is truly inspiring. Here are some of my favorite parts of my role as a residential, Portland property manager.
Collaborating with Mom-and-Pop Landlords
One of the aspects of my work that I cherish most is collaborating with mom-and-pop landlords who understand their critical role as housing providers. These landlords entrust us with managing homes that we would be proud to live in ourselves, ensuring that every property we manage meets the highest standards of comfort and safety. The diversity of Portland’s housing—from swanky condos and creatively built ADUs to quirky, character-filled homes—adds to the unique charm of our city. Each Portland neighborhood offers something special, and I often find myself daydreaming about the different lives one could lead moving from a NW Pearl District penthouse to a tree-shaded ranch in the SW Bridlemile neighborhood.
Embracing Inclusivity and Diversity
Portland stands out as a beacon of inclusivity, particularly for our LGBTQ+ community, with a strong emphasis on the Trans community. Seeing our rentals becoming safe havens where individuals can find a sense of belonging and acceptance is heartening. Understanding the nuances of our tenants’ lives, such as recognizing that the name on the rental application might not match the name used when calling in a service request, is a small but significant part of what makes our work meaningful.
Elevating Property Management
Managing properties in Portland requires a professional approach. The conversations, the strategy, the education, and the access to tools have all been elevated. This makes me proud of the work I do, as it begins to eliminate the grimy landlord stereotype we’ve grown up with in the movies. Here in Portland, a property manager must comprehend the intricate overlap of state and local landlord laws. You need to understand how to communicate with people and, if you’re really good at it, how to build a relationship of trust with your clients (landlords) and your customers (tenants).
It’s particularly satisfying when I hear property managers from outside our city remark on how challenging it seems to manage rentals in such a highly regulated environment. I always remind them that regulations are not daunting when you understand the rules of the game. It’s like mastering a complex game—once you know the rules, navigating becomes much easier. I love that being a landlord in Portland means that I am held to a higher standard.
Building a Better Community
With the support of some legislative nudging, Portland landlords have been required to educate their tenants over the past few years. We’ve made significant strides in educating tenants about their rights and responsibilities through added disclosures and transparency. This empowerment can be intimidating, but ultimately, it raises the standard for landlords as well. As property owners, managers, and landlords, we are being held to the same high standards we expect from our tenants.
Property management is my full-time job, and I dedicate myself to understanding the details and developing effective strategies. Sometimes, converting a family home to a rental makes perfect sense; other times, it might not be the best decision.
