Tenant Procurement
Perform weekly market assessments and syndicate the listing to over 30 websites including top sites, Zillow, Hotpads, and Apartments.com. We provide tours to prospective tenants and screen applicants for approval following all federal and local disclosure and fair housing laws. Tenant procurement includes a fully executed rental agreement packet designed specifically for your rental property. We collect all required security deposits, renter’s insurance policies and rents from the tenants and perform a thorough inspection to capture the condition of the home on move-in day.
Rent Collection
Provide the tenant with 4 easy ways to pay rent: Access to an online portal for ACH and credit card payments, daytime reception for in-person rent drop-offs, CVS/Walgreens/7-11 pay centers, and a secured night-time drop box for after-hours collection. Our team will work closely with tenants to recoup delinquencies, generate payment agreements, and file eviction notices if necessary for non-payment.
Service Request and Project Management
The Living Room Fixers, led by Maintenance Manager, Ash Jimenez is our in-house secret weapon. The team comes with skilled in-house technicians and a Rolodex of skilled contractors to take great care of your investment property including those pesky after-hours emergencies.
Mid-Tenancy Tenant Care
Outside of service requests and rent collection the tenants need quality mid-tenancy care. Adding and removing roommates or pets. Performing mid-tenancy inspections of the properties in a way that makes the tenant feel comfortable and heard. We want to make it easy for the tenants to contact our team because we know that happy tenants reduce turnover.
Financial Support
We’re here to process your tenant’s rent along with all the contractor and utility invoices. Property owners will receive easy-to-read monthly statements outlining every incoming and outgoing dollar. At the end of the year we provide you with clear cash flow statements and 1099’s that can be passed right to your CPA.

Pre-Listing Agent Consultations for Tenant-Owned Properties
Selling a tenant-occupied property can be tricky. Consult with our team for tips on preparing the home, the paperwork, and the tenant for the sales process.
Agent Referral Program
LRPM pays agents for each referral they send our way. $250–500 referral fees paid for each property that transitions to an occupied property in the LRPM portfolio. We also make sure your client is returned to you when it’s time to sell.
Listing Preparation
The Fixers are Living Room’s in-house maintenance crew. They are skilled at preparing homes for sale including small jobs like installing new smoke detectors, replacing grout, replacing boards on a deck, patching drywall, laying new mulch and installing water heater straps. When your clients are strapped for cash, they may choose to opt in for have the work paid out of escrow when the home sells (escrow payments are currently available for Living Room Clients only).
